No, you do not require planning approval for homes under 60m² in size. All you will require is a standard building permit. Our friendly approval team will happily guide you through this process. Each state has outlined requirements for small second homes. You can find the Victorian information brochure here.

The Balance 55 is a compact 1-bedroom design (55m²) ideal for singles, couples or downsizers. The Balance 60 is a 2-bedroom design (60m²) that sits right at the permit-friendly threshold, offering more space for families or guests. Both are fully self-contained with kitchen, bathroom and separate entry. They also offer great spaces for indoor/outdoor entertaining.

In most cases, yes. In Victoria, if you are in a residential zone with 300m² or more, then a planning permit will not be required. Our designs are configured around common setback, height limit and private open space rules. Our design team can assess your property and advise on suitability during your consultation. Our mobilisation team will take you through delivery and cranage options to reduce downtime on site.

A Greater Home is delivered to site to 95% completion, with final connections and finishing touches completed on site. The standard inclusions are listed in our product brochure. Feel free to download for the full scope. Additions to our standard costs are: site preparation (if required), delivery, and installation. This is quoted when our team has completed a site review.

From start of production, our homes are typically built in our factory within 12 weeks. Transport and site installation takes approximately 1 week. With shorter approval pathways, you could be ready to move in within 4 months of your building permit approval – compared to 12-18 months for traditional builds. Plus, the off-site build process means minimal site disruption. This allows us to fix our cost and avoid delays due to weather and unreliable trades.

No. A granny flat is an ancillary dwelling that sits on your existing title – no subdivision required. You gain an additional dwelling without splitting the land or triggering complex approvals. This is one of the key advantages over other development options.
